5 Items You Shouldn’t Miss During Roofing Inspection

No matter what type of roof you have, you should inspect your system at least once a year as well as after any strong storm. Doing so complements the scheduled maintenance checks performed by your roofer and lets you keep an eye on your roof’s condition. You can simply conduct your inspection from the ground using a pair of binoculars. Keep an eye out for the following:

  1. Flashing – Flashing consists of strips of metal that protect valleys, breaks and the parts of your roof that are connected to a wall or a dormer. Flashing can get dislodged by high winds or impact from airborne debris, so it’s important to inspect this area carefully. If you notice rusty flashing, have it replaced, ideally with copper or galvanized steel.

  1. Rubber Boots – Vent pipes and other protrusions have rubber boots attached to where they meet the roof. These cone-shaped components work like flashing in that they prevent rainwater intrusion. Old rubber boots tend to form cracks due to wear and tear. If you see cracks, especially around the base, they should be replaced.

  1. Buckling, Curling or Blistering Shingles – Aging asphalt shingles tend to curl, buckle or form blisters. If the entire roof is suffering from this condition, plan for roof replacement within the year. Old shingles also tend to shed their granules, which you might find in your gutters or at the runoff downspouts.

  1. Damaged Roofing – Hailstones or airborne debris may cause cracks or dents in your shingles and could even dislodge parts of the roof. Carefully inspect dents or cracks on the roofing surface and have a roofing professional address them as soon as possible.

  1. Dark Stains and Streaks – Unsightly dark stains on the roof are caused by algae, moss or lichens. While they generally aren’t harmful except on certain kinds of roofing like cedar shakes, they are unsightly. Zinc strips and commercial cleaning products can remove and prevent further growth. You may need to have the roof professionally cleaned if the growths are persistent or if they’re spreading to the siding and other areas of the home.
